UK stamp duty calculator

Stamp Duty Land Tax for England & Northern Ireland — standard, first-time buyer, or additional property.

—stamp duty owed
—effective rate

How it works

SDLT is charged in slices, not on the whole price at once — each band of the price is taxed at its own rate, and the total is the sum of every slice. First-time buyers pay 0% up to £300,000 and 5% on the slice from £300,001–£500,000, but lose that relief entirely above £500,000. An additional property adds a flat surcharge on top of the standard bands across the whole price.

FAQ

Does this work for Scotland or Wales?
No — Scotland charges Land and Buildings Transaction Tax (LBTT) and Wales charges Land Transaction Tax (LTT), which are different taxes with their own bands, not just different rates on SDLT. This calculator only covers Stamp Duty Land Tax, which applies in England and Northern Ireland.
Can I claim first-time buyer relief on any price?
No — first-time buyer relief only applies up to £500,000. Above that price, you pay standard rates with no relief at all, not a partial reduction.
